You should be focusing all your efforts on finding someplace new to live.

If you don't have a lease signed by both party s you don't have much to go on.

Even if you pursue a case against them and win, you are still homeless unless you find a new apartment now. It could take months or years and will not solve the real problem, that you need a new place.

If you don't have a lease, consider it to be a blessing. They can't hold you to anything. Have you paid them any money? If not, DON'T!

Please, please, please take it from me as someone who's rented in all sorts of places and from all sorts of landlords: You DO NOT want to be taking this place when the landlords are not at all interested in maintaining the house and tenant relations. It is truly a recipe for disaster!

Work on finding another place ASAP. Even if you have to get a storage locker and a hotel for a few weeks, taking the time to find a better place will be worth it in the long run.

its a devloper, they wanted to sell the whole lot but couldn't so they are renting them out. seemed legit, many are already lived in.

Oh crap. Don't walk - RUN! Developers generally just want to be divested of the properties they build so they have capital for new projects.
