Best girls tea set & Wooden Dollhouse??

I'm trying to think ahead for Christmas, and to start saving up swagbucks to save money on gifts! My DD's birthday is a month before Christmas, so I have to sort of split what I get...

I'm trying to keep gifts to a minimum, but 2 things I'd like to get her are, a good quality tea set, and I'm thinking about a wooden dollhouse (she had a plastic dollhouse & tea set, I sold both).

So far I've checked out the Educo dollhouse & the Plan toys dollhouse, but I noticed there are quite a few to choose from, I think I'd like to have it more house-like rather than the more modern styles, and easily accessable of course, for little hands to be able to play

As for a tea set, I don't want to spend a TON, but I do want one she will enjoy, something pretty, something she can hold onto!

Ryan's Room dollhouse or Plan Toys dollhouse (RR is cheaper but similar quality)

My DD has loved the Green Toys teaset for over 5 years now & it is indestructible & tub-friendly!

My daughter got a tin tea set made by FAO Schwarz. I wish it wasn't SO pink with crowns all over it, but I do like the tin and the size.

I have a nice Plan dollhouse (that my daughter has shown no interest in in the 2 years we've had it) but I got it from CL so I'm not choosy about the specific style.
