Who wants to help me play with floor plans for a tiny house??

We are building a tiny house. the plan is a 12x24 with a gambrel style roof and 2 sleeping lofts up top. Interior space (on the bottom) will be 11x23.

Requirements on the bottom:

A table to eat at for 4.

washer and dryer (can stack, but prefer not)

bathroom and wanting a bathtub, even if it is a trough like this

kitchen...needs a full fridge (can be the smallest we can find though) sink (single basin fine), oven (considering a convection microwave/oven), stovetop (2 burner is FINE)

some sort of seating for a 'living room'...we are leaning toward a futon so we can use it as a bed if needed.

Stairs that are suitable for a toddler to climb

We pretty much know how the top will work so no need to plan that. I just want to see if there are ANY other ideas on how to best fit everything we need in the bottom.

We first thought we would make the bathroom 6x11 along one side of the house...it would fit the tub, toilet, sink, and washer and dryer in it. Then the rest (11x17) would be for everything else. But then I got to thinking that maybe we could do a full staircase and maybe get the bathroom under it?? Or at least most of the bathroom and put the washer and dryer elsewhere. We have thought of putting the kitchen under the stairs too.

So, if you like to plan and play...any help??? How can we best maximize the floor space in our dream tiny house?? I PROMISE to keep everyone updated on our progress once we start to build (SOON we hope) Come on in, dream with me!

UPDATE:
so here are some of the ideas we are kicking around. None of them feel perfect though, kwim? I like the last one best so far. I just wish there was somewhere else to put the washer and dryer....but it needs to be in the house (or the washer anyway) so it doesn't freeze. And for now we don't have anywhere out of the house to put a dryer. Unless we built a little enclosed porch or something. We need a place for our chest freezer eventually too, so maybe a small enclosed porch would be a good idea??

here is a little taste of how small it really will be

In the pic the tape line by the chairs is the north wall, the wall with the windows would be the east wall with the front door and the south wall is the wall behind the tv. I am taking the pic from the north/west corner.

oooh, fun! We just bought a 24' yurt, and are going to build a stand alone sleeping loft in it eventually.

We have to prep our property before we put the yurt up. (Probably after tax time so we have the funds for everything.)

Ours will not be a conventional house (duh) as we are off grid

Wow, that didn't help you at all did it?! Sorry I'll be back with ideas.

Oh sweet! We're creating electricity off of our creek, and solar but have a long way to go!

Re: Who wants to help me play with floor plans for a tiny house??

I've looked through tumbleweed hundreds of times, but i have never seen the other site, thanks. I feel ours is hard! It is 253 sq ft and has to have stairs in it too....gah! haha, I know it is possible, I just need more inspiration to come up with the best, most efficient floor plan.

Oh what we wouldn't do to have a creek!!! How AWESOME! Lucky you! We have a wind turbine, want another, have lots of solar, solar hot air, and solar hot water. We live in nm, where is is sunny nearly every single day. If it isn't sunny, it is windy. But DH would seriously drool over having the ability to use a creek for power!

I'm not sure if you've seen this before but since you will have a staircase, it would give you some open space for larger things (bathroom/kitchen appliances/washer and dryer) as well as shelves for whatever would go in that "room". Even used in the living room, you could store toys and things on the shelves.

Re: Who wants to help me play with floor plans for a tiny house??

We stayed in these little cottages at an RV resort in Oct. They had one main gathering room with kitchen with full stove, sink and fridge and table for 4 are on your left, pull out couch and chair on right. Straight infront of us was the stairs with bathroom beneath and bedroom to the left. The bathroom had a full tub and was accessible from the "hall" and the bedroom. Pocket doors so no doors in the way. The loft had two mattresses on the floor. We stayed in Neches. I love the tumbleweed website and these really reminded me of it.

Here is the website: http://www.lahaciendarvpark.com/cabins.htm

Re: Who wants to help me play with floor plans for a tiny house??

So this is kinda how I picture it if we did the kitchen under the stairs...on a slightly bigger scale. Or do we put the bathroom under the stairs??? Are stairs like these good? I mean, we have 2 very small kids that will need to get up and down too, not sure how long I wanna be lifting them into the loft haha

We had stairs like that in a funky neat old 8 sided house I lived in as a kid (I was about 7). There was a wall on the left of the stairs and a rope handle/rail on the right. Maybe a "rope wall" instead of just a handle? They look awfully steep for littles, but not sure how to fix that!
